Selling Your Katy Texas Home in Today's Market

When a homeowner has decided to sell their home, the goal is to sell it quickly for the highest price while investing as little time and money as feasibly possible.  Most home sellers have a very limited budget for renovations and with little effort, a home seller can greatly increase their home’s appeal by focusing on what prospective buyers can see the first time they visit your home.

  • Refresh the exterior – First impressions count when it comes to selling a home.  Most buyers will not even get out of the car if they do not find the exterior appealing.  Ideas:  Wash windows; paint siding and trim, repair gutters and shutters.  Pressure wash your walkways and the driveway.
  • Beautify the lawn and landscape – Homebuyers may associate the condition of the lawn and landscaping with the condition of the home’s interior.  By improving the outside, you will affect the buyer’s impression of the entire property as a whole.  Outside reflects inside.  Ideas:  Mow, seed, and fertilize the lawn.  Plant seasonal flowers and remove any debris along the curb along your property.
  • Create an inviting entrance – The front door and entrance to your home should be inviting.  Painting, cleaning and repairing any needed areas at a homes entrance will set the tone for what the buyer will expect to see once they enter the home.  Ideas: Paint the front door in a glossy, cheerful color, clean, polish the door locks and handles, and place a new welcome mat at the entry.
  • Reduce clutter and furniture – A buyer cannot envision living in your home without seeing it.  A home filled with clutter or even too much furniture can distract a potential buyer from envisioning how they can utilize the space with their own personal effects.  Ideas:  Have a garage sale, remove damaged furniture, put away personal effects, and organize closets and bookshelves.
  • Clean, Clean and Clean – The cleanliness of your home also influences a buyer’s perception of its condition.  The appearance of the kitchen and bathrooms of your home will play an important role in a buyer’s decision process.  Pay close attention to these areas.  Ideas:  Clean windows, carpets, rugs, inside the refrigerator, stove and all cabinets, and eliminate house and pet odors.
  • Make any needed minor repairs – The small stuff does count especially with first-time buyers.  Focus on the repairs that will make your home visually appealing.  Ideas:  Repair ceilings and wall cracks, caulk grout in tubs, showers, and sinks, add fresh paint and lube door hinges and locks.
  • Showcase the kitchen – The heart of any home is the kitchen.  If you are going to spend any money on renovations, this is the area you will see the greatest return on your investment.  Focusing on a few key areas can make a great difference in getting your asking price for your home.  Ideas:  Replace cabinet doors and hardware, replacing light fixtures; replace outdated shelving with organizers to maximize space and installing under-cabinet lighting.
  • Stage Furniture – Furniture placement can enhance the space of your home while giving buyers and idea of how to best utilize the space with their own belongings.  Ideas:  Create a reading corner in the master bedroom, turn empty rooms into useful spaces, and set the dining room table with your best china.
  • Light up the house – create a sense of openness and cheerfulness in your home by lighting it well.  Ideas:  Open all shades and drapes to let the sunshine in add additional lamps for lighting and turn all lights on for a showing.
  • Add fresh touches – Add color and style to your home by adding fresh touches throughout.  Ideas:  Fresh flowers, bowls of fresh fruit in the kitchen, fill empty corners with potted plants, and display fresh towels near sinks and new hand soap in the bathrooms.

A homeowner can use these few tips to their advantage.  Take the time to do inventory on what is needed in your home and use these ideas to help your home show its true potential to any future homebuyer.  To view additional tips for selling your Katy Texas home visit this Information for Sellers link.
